How payment works

A small fee to open. The rest when it closes.

Most of the fee is paid when the file is done, not before it starts. Three lines cover the whole policy.

  1. 01 $250

    Opens the file

Paid when you start the file. It counts toward your total; it is not an extra charge. Kristen opens the checklist and starts collecting.

  2. 02 Balance

    Due at closing

The rest of the flat fee, plus any add-ons you picked, is due when the file closes. No monthly plan, no retainer, no per-document charges.

  3. 03 50 to 65%

What some creative TCs ask up front

Several creative-finance coordinators ask for half the fee or more before the file opens. Here, the balance waits for the closing.

What the fee covers

Every file gets the same checklist. And the same limits.

Kristen coordinates. Your attorney drafts. Your title company closes. Your servicer collects. The fee covers her seat, and only her seat.

Included in every file

  • File opened with a checklist built for the deal type and a deadline calendar
  • Contract sent to your title company or closing attorney
  • Title commitment tracked, with anything that needs clearing followed up
  • Mortgage statement, loan details, authorizations and entity documents requested, chased and filed
  • Your attorney given what they need to draft, and the drafts tracked
  • State-required notice dates put on the calendar and tracked
  • Settlement statement figures checked against the contract
  • Signing scheduled, funding and recording confirmed
  • Status updates to every party on the file
  • One closing packet: recorded documents, final settlement statement, servicing confirmation

Not included, on purpose

  • Drafting notes, deeds of trust, wrap or subject-to addenda, or any other document. Your attorney does that.
  • Legal or tax advice, including whether a structure is right for you.
  • Lending, loan origination or arranging financing of any kind.
  • Title, escrow, closing or recording services. Your title company or closing attorney does that.
  • Collecting or distributing payments after closing. Your loan servicer does that.
  • Negotiating or structuring the deal with the other side.
Fee questions

How much does a transaction coordinator cost? And who pays.

Plain answers. The full list, by topic, is on the FAQ page. What a coordinator actually does is in the explainer.

How much does a transaction coordinator charge per file?

Here, one flat fee by deal type: $595 for a cash file, $695 for a lease option, $1,095 for subject-to or seller finance, $1,195 for a novation, $1,295 for a wrap and $1,395 for a hybrid. Add-ons are $250 for servicing setup, $150 for insurance coordination and $250 for rush. No hourly rate, no percentage of the price.

Who pays the transaction coordinator fee?

The client who opens the file: usually the investor or buyer, sometimes the wholesaler on a novation, sometimes the agent with a creative offer on the table. $250 is paid to open the file and the balance at closing. Whether the balance can be shown on the settlement statement and paid from closing funds is a question for your title company; tell Kristen what they say.

What does the $250 cover?

It opens the file. Kristen builds the checklist, sets the deadline calendar and starts collecting documents. The $250 counts toward your total, so a $1,095 subject-to file is $250 today and $845 at closing.

When is the balance due?

At closing. The rest of the flat fee, plus any add-ons, is due when the file closes. There is no monthly plan and no retainer.

Is the price the same in every state?

Yes. The price is set by the deal type, not by the state or the property's value. Kristen works nationwide and remote; your title company or closing attorney handles the closing where the property is.

Do I need the add-ons?

Only if the file does. Servicing setup is for files where payments continue after closing. Insurance coordination is for files where the policy has to change hands. Rush is for a closing in under 10 days. Leave off what you do not need.

What counts as a rush?

A closing in under 10 days from the day the file opens. The rush add-on is $250 on top of the deal-type price.

My deal does not fit one of these types. What then?
