A claims examiner's habits, on your closing file.
Kristen brings 16 years in the insurance industry, most of it on claims and underwriting files, to every creative file: deadlines, documents, many parties, constant follow-up. Dean Creative Closings is that same discipline, pointed at creative real estate files.
Sixteen years of files where nothing was allowed to slip.
Kristen started in 2007 as a claims assistant at Sedgwick in Richardson, Texas. The job was setting up every incoming claim, answering the phone and getting each call to the right person. Three years later she became a claims examiner there, a role she held for more than five years.
In 2018 she joined Aegis Financial (Wheat Ridge, Colorado) as a life insurance case manager, managing cases through the underwriting process, then as the firm's marketing coordinator. In 2020 she took a role in Dallas as a Defense Base Act claims examiner.
A claims file and a creative real estate file look different on paper and run the same way underneath. Each has a deadline that does not move, a stack of documents that has to be complete, and a group of people who each own one piece and need to be reminded. The examiner's job is to know what is missing, who has it, and when it is due.
That is what Dean Creative Closings does on a subject-to, wrap, seller finance, hybrid, novation or lease option file. Kristen keeps the checklist, chases the documents, and keeps your attorney, title company, servicer and insurance agent supplied and on schedule.
How a file movesWhere the habits came from.
Tap a year. Every role was files, parties and deadlines, in one form or another.
Insurance is a real step in every subject-to and wrap.
When the existing loan stays in place, the property insurance has to be redone with the right parties named. Kristen spent 16 years inside insurance files and knows how carriers and agents work.

01
The policy gets re-papered
On a subject-to or wrap file the buyer places a new policy and the old one is handled, with the lender and the right parties named. Kristen coordinates that with your insurance agent and confirms it before closing.

02
Underwriting files are document chases
As a life insurance case manager she carried cases through underwriting: requesting records, following up, and keeping the file complete. A creative closing runs on the same chase.

03
Claims mean many parties, one deadline
A claims examiner works with several parties on one file, each holding their own piece, against dates that do not move. A creative file has a buyer, seller, attorney, title company, servicer and insurance agent. Same shape.
