Everything people ask. Answered plainly.

Four topics: working with Kristen, pricing, deal types, and who does what. Type a word to narrow the list.

01

Working with Kristen

Kristen Dean is the transaction coordinator behind Dean Creative Closings. She coordinates creative finance files, subject-to, seller finance, wrap, hybrid, novation and lease option, plus standard investor files, for investors, wholesalers and agents. Her phone is 940-206-4427. More on the About page.

Nationwide, remote. Your title company or closing attorney handles the closing in the property's state. Kristen coordinates the file from contract to first payment wherever the property is.

Investors, wholesalers and real estate agents. If you have a creative offer in hand and need the file run from contract to closing, that is the job.

Use Start a File. It asks for the deal type, the property's state, your target close date, your title company and the contacts on the file. $250 opens the file; the balance is due at closing.

Call or text 940-206-4427, or email kdean2014@yahoo.com.

Yes. Your attorney drafts the documents and your title company or closing attorney closes the file. Kristen works with the ones you choose and keeps them supplied and on schedule.

02

Pricing and payment

One flat price per deal type: cash or standard investor file $595, Subject-To $1,095, Seller Finance $1,095, Wrap $1,295, Hybrid $1,395, Novation $1,195, Lease Option $695. Add-ons are priced on their own. The full list and a Fee Builder are on the Pricing page.

$250 opens the file and counts toward your total. The balance of the flat fee, plus any add-ons, is due at closing. Some creative-finance coordinators ask for half the fee or more before the file opens; here the balance waits for the closing.

Three. Servicing setup, $250: the setup packet goes to your loan servicer and the account is confirmed before closing. Insurance coordination, $150: the new policy is placed with the right parties named and the old policy is handled. Rush, $250: a closing in under 10 days.

Yes. The price is set by the deal type, not by the state or the property's value.

No. Every file is priced on its own: one flat fee for the deal type, plus the add-ons that file needs.

Deal types

The buyer takes title and the seller's existing loan stays in place. Kristen coordinates the loan details, authorizations, attorney-drafted documents, insurance and servicing setup around that loan. See Subject-To.

The seller carries a note secured by the property. Your attorney drafts the note and deed of trust; Kristen tracks the drafts, the title work, and the servicer that will collect the payments. See Seller Finance.

A new note wraps around the existing loan, so the buyer pays the seller and the seller's underlying loan keeps getting paid. Some states have written disclosure rules for wraps, and some title companies will not insure them, so the title company and the attorney are chosen early. See Wrap.

Subject-to on the existing loan and seller finance on the rest of the price. It carries both checklists, which is why it is priced above either one. See Hybrid.

The buyer steps into the seller's contract and sells to an end buyer. Kristen coordinates both sides of the file so the end buyer's closing lines up with the original contract. See Novation.

A lease now, with the option to buy later. The lease and option documents come from your attorney; Kristen tracks the signatures, dates and deposits. See Lease Option.

A straight purchase with no seller note and no existing loan kept in place. It still gets the full checklist: contract to title, documents gathered, settlement statement checked, signing scheduled, funding and recording confirmed.

Any file where payments continue after closing: subject-to, seller finance, wrap and hybrid, usually. A third-party servicer collects from the buyer and pays whoever is owed. Kristen sends the setup packet and confirms the account is live before you sign.

Roles and legal

No. Your attorney drafts the note, deed of trust, wrap or subject-to addenda and any state-required notices. Kristen gets the attorney what they need, tracks the drafts, and makes sure the signed versions reach the title company.

No. Dean Creative Closings is not a law firm, lender, mortgage loan originator or title company and does not give legal or tax advice. Questions about whether a structure is right for you go to your attorney and your tax professional.

No. Kristen does not lend, originate loans or arrange financing. On a seller-financed or wrap file, whether a licensed loan originator has to be involved is a question for your attorney; Kristen tracks the answer on the file, she does not decide it.

Kristen keeps the file on schedule and gets the right people the right documents. Whether the structure itself is sound is your attorney's call, and no coordinator can promise an outcome.

Your title company or closing attorney. Title search, commitment, closing, funding and recording happen there. Kristen keeps them supplied, checks the settlement statement figures against the contract, and schedules the signing.

A loan servicer. Kristen sends the servicer the setup packet and confirms the account is ready before anyone signs. She does not collect or hold money.

A standard deed of trust lets the lender call the loan when the property transfers. That risk exists on subject-to and wrap files, and whether to take it is a decision for you and your attorney. Kristen does not advise on it and does not hide it.

Some states require a written disclosure on certain deals, with a deadline before signing. Your attorney prepares it and the party the law names delivers it. Kristen puts the deadline on the file calendar and tracks it.
