Seller finance transaction coordinator for owner-carry files.
In a seller-financed purchase the seller carries a note secured by the property and the buyer pays the seller over time instead of a bank. Who may originate that note is regulated: the seller is either exempt or a licensed loan originator is involved, and that is a decision for your attorney or RMLO. Kristen records which applies and keeps the file moving to closing and the first payment.
The seller finance checklist. Tap each item as you read it.
Every seller finance file gets this list, in this order. When the bar is full, you have seen everything Kristen tracks from contract to first payment.
Kristen coordinates. The licensed people do the licensed work.
On a seller finance file the lines are the same as on every file. Clear roles are what keep a creative deal clean.

01
Your real estate attorney drafts
On seller financing the note, deed of trust, addenda and any state-required notices come from a real estate attorney in the property's state. Kristen never drafts a legal document and never gives legal or tax advice.
-
02
Your title company closes
Title search, commitment, closing, funding and recording happen at your title company or closing attorney. Kristen keeps them supplied and on schedule.
-
03
Your servicer collects
Payments after closing run through a loan servicing company for seller financing. Kristen sends the setup packet and confirms the account is live. The servicer collects.

04
A lender lends
Dean Creative Closings is not a lender or mortgage loan originator. Who may originate a seller-carried note is a question for your attorney or RMLO.
Dean Creative Closings is not a law firm, lender, mortgage loan originator or title company and does not give legal or tax advice.

The ones seller finance clients ask first.
Plain answers. The full list is on the FAQ page.
Who decides if the seller needs an RMLO?
Your attorney or a licensed loan originator. Kristen is neither. She asks the question early, records the answer in the file and tracks whatever documents that answer calls for.
Who collects the payments after closing?
The seller does, unless a third-party loan servicer is used. If you choose a servicer, Kristen sends the setup packet and confirms the account is live before closing. Servicing setup is a $250 add-on.
Is the standard seller financing addendum enough?
That is your attorney’s call. Kristen gets your attorney the contract and the facts of the deal, then tracks whatever they draft to signed and on to the title company.
Do you give legal or tax advice?
No. Dean Creative Closings is not a law firm, lender, mortgage loan originator or title company. Kristen keeps the file organized and moving between the people who do those jobs.
